My mortgage lender, Dan Keller and I were discussing “deals, for reals” and some of the best real estate buys in Snohomish and south King county. I don’t make it north of South Everett very often, but after Dan told me about a new construction site up north, I had to go check out Marysville Meadows.
I heard that these homes had 3-4 bedrooms, granite countertops, two to FOUR car garages, they’re five minutes off the freeway. Also… they’re available for ZERO down, and they start in the low $160s.
So, I went up there yesterday. It’s all true. A ton of home for your money.

The Marysville Meadows
It’s a community of almost 300 homes. These brand new construction homes are priced from $163,000 to the low $200s, which means about $1300-$1500 per month including principle, interest, taxes, insurance, and HOA dues (total monthly payment). Because of their location, they are eligible for a USDA loan, which for you, means zero down and no private mortgage insurance (or PMI).
Prices and interest rates are SO low right now that even with zero down, your total payment for these homes will be less than you would pay for rent. I know this for a fact because I had a facebook status yesterday saying that I was heading up north to check out the best deal for a home in Marysville. That ended up starting a conversation with an old friend who is currently renting in there. Her rent is $1325-more than it would be if she would have just bought.
Needless to say, she will be buying in Marysville Meadows after her lease is up in five months.
