			<content:encoded><![CDATA[<p>I&#8217;ve been working long hours.  Buyers are buying.</p>
<p>Yesterday was a beautiful  Sunday, and I spent it out at a<a title="new construction site in Marysville, Shasta Ridge" href="http://katherinecannon.com/marysville/shasta-ridge-townhomes-in-marysville-wa/" target="_blank"> new construction site in Marysville, Shasta Ridge. </a></p>
<p>I&#8217;ve been working with some fabulous first time home buyers lately.  About 5pm yesterday, they called to chat about one of the <a title="homes in Lake Stevens" href="http://katherinecannon.com/lake-stevens/homes-for-sale-in-lake-stevens-always-updated/" target="_blank">homes in Lake Stevens</a> that they were interested in.</p>
<p>There were multiple offers, and they&#8217;d need to submit their highest and best offer by last night at 8pm.</p>
<p>It was about 6pm when we decided to write the offer, and I was cooking dinner at home, relaxing, and getting ready to watch Sunday night HBO.  I was starving, so when I realized I&#8217;d be leaving soon, I took my chili with, and ate it in the car.</p>
<p>Sometimes you do what you have to do.  I didn&#8217;t want these buyers to miss out!</p>
<p>I did feel a little silly eating my chili while driving to my office, and while I was putting the offer together.  <em>But what was I going to do, eat cold chili?  Eat it later?   No way, it had been a long day!</em></p>
<p>Since this young couple has already been out-bid three or four times in the past, I advised them to put their best foot forward.   Together we decided that an offer about $17,000 HIGHER than the asking price seemed fair, especially since we were asking for $6000 in closing costs.</p>
<p>The market has been really competitive lately.  I&#8217;ve seen more multiple offer situations in the past month than I have in the last four years combined.  Great sign for sellers&#8230;.</p>
<p>But it&#8217;s tough to be a buyer right now.</p>
<p>I&#8217;m working with a couple buyers right now who can&#8217;t seem to bag a home.  Even though we&#8217;re offering close to 10% over list price.</p>
<h3>Thinking of selling?</h3>
<p>Price your home right, and it will sell in a hurry.   Buyers are definitely out there, and they need your home to be listed!!</p>
<p>Sure, prices are lower than they were in 2007, but since there is less than three months of inventory on the market in most towns&#8230; it is technically a <strong>seller&#8217;s market.</strong></p>
<p>Activities in different neighboroods and price ranges will vary a little, but this market is even hotter than a bowl of chili.</p>

			<content:encoded><![CDATA[<p>Everyone loves those old fashioned, 1920s homes with tons of character.  North Seattle neighborhoods like Ravenna, Greenlake, Bryant, and Ballard are full of them.   Most people would agree it doesn&#8217;t get much cuter than a craftsman bungalow home.</p>
<p>Sadly, the 1920s craftsman style bungalow homes in the previously mentioned neighborhoods&#8230;will cost you a pretty penny.   Especially when the electrical and plumbing is updated, do not sell for less than $350,000.</p>
<p>But of course I have a remedy for this problem&#8230;</p>
<p>Drive 25 minutes north, to Everett, and pay .70 on the dollar for your very own updated bungalow home.</p>
<p>That&#8217;s right&#8230;while the average price for even a modestly sized, move in ready, updated home in north Seattle is between $325,000 and $375,000&#8230;.</p>
<p>You can buy the same type of home for between $200,000 and $275,000 in Everett.</p>
<p>Sure, maybe you&#8217;re a little further away from work.  But you could be paying $200-$300 less per month for the same house.  The difference in gas won&#8217;t cost you that much!</p>

<p>A two bedroom condo for under $100,000 could be an amazing opportunity for a first time home buyer.</p>
<p>What if you bought a two bedroom and rented out your second bedroom for $450 per month?  Based on today&#8217;s interest rates, and with average HOA dues, your TOTAL monthly housing expense would be $350?  I arrived at that number since your total monthly payment would likely be around $800, and I&#8217;m pretty sure you could charge around $450 for rent for a bedroom in most Everett condos.</p>
<p>Down payment would most likely be around $3500 (3.5% of your purchase price), assuming you&#8217;re buying as an owner-occupant.</p>
<p>Great opportunity for investors too.  With Boeing in town, the naval base, and Seattle not too far away, you&#8217;ll always have renters!</p>
<p>Whether you&#8217;re a first time buyer, an investor, down-sizer, or just want to save some money, a condo in Everett for under $100,000 might be a great idea for you!</p>

<p>Average list price? <strong> $262,933.</strong></p>
<p>Year to date, 13 Mukilteo condos have sold, the average price being $140,377.</p>
<p>Average days on market for sold condos: 141.</p>
<p>Sold price  has been 96.15% of list price.</p>
<p>Average price per square foot of a Mukilteo condo is $128.44.</p>
<p><strong>Benefits to owning a Mukilteo condo:</strong></p>
<p>There is a condo for everyone in Mukilteo.</p>
<p>Some old one bedroom units on a busy street for the buyer on a budget who doesn&#8217;t want to rent&#8230;.</p>
<p>The penthouse at the 2008 built Fairview with views of the golf course, the Puget Sound, and the mountains&#8230;</p>
<p>And most are somewhere in between&#8230;</p>
<p>The condo market in Mukilteo certainly has some versatility, and will attract all sorts of home buyers.   You can pick one to live in just for a couple years, or to retire in.</p>
<p>And let&#8217;s not forget about the possibility to rent out your unit.  I know of some investors who love to own condos, because their maintenance is minimal.  Ideally, you just pay your HOA dues and maintain the inside of your unit.</p>
<p>With Boeing right down the street, and such easy freeway access to Seattle and the eastside, of course transplants from other parts of the country will want to rent in Mukilteo.</p>
<p><strong>It&#8217;s an active market.</strong></p>
<p>I&#8217;ve found the Mukilteo condo market to be pretty influenced by foreclosures.  Out of the 13 that have sold since January 1st, eight of them were bank owned units.  That&#8217;s over half!  And while it&#8217;s easy to argue that the bank owned units tend to be competitively priced and they bring down the averages and values, they&#8217;re selling quick.  And you can&#8217;t hate too much on that!</p>
<p>Personally, being the proud owner of a<a title="Harbour Pointe, Mukilteo" href="http://katherinecannon.com/towns/mukilteo/harbour-pointe-condos/" target="_blank"> Harbour Pointe, Mukilteo condo</a>, I&#8217;m happy to see that they&#8217;re selling.   13 sold in the last two months, and only 21 for sale currently.</p>

			<content:encoded><![CDATA[<p>As of today, there are six <a title="Verdeaux condos for sale" href="http://katherinecannon.com/towns/bothell/verdeaux/" target="_blank">Verdeaux condos for sale</a>.</p>
<p>Scroll down to see everything in the desirable condo building.</p>
<p>There are 48 units total in the building.   Built in 2008, and six currently for sale.</p>
<p>If you are a Microsoft employee, or a Boeing employee, Verdeaux might be a great choice.  It will be a 20 minute or less drive to either campus (average traffic).</p>
<p>The condos are located in the eastside neighborhood of Seattle.  And if you&#8217;re relocating to the Seattle area, the eastside is the part of town where Bellevue, Kirkland, Redmond, and Bothell are located.</p>
<p>If you work for Microsoft, or any other company in one of these towns, you might decide to live on the eastside so that you can avoid either of the two bridges: 520 or I-90.   520 is currently tolling cars that cross it, and I-90 can get congested during busy travel times.</p>
<p>Might be a good choice for you Boeing transplants too, since Verdeaux is smack-dab in the middle of the Everett campus, and the Renton campus.</p>
<p>Verdeaux is an affordable choice, especially when compared with all other new construction on the eastside.</p>
<p>They are one level (flat) units, and there is an elevator in the building.  So, don&#8217;t worry about that climb up to your third level unit!</p>
<p><strong>Now, what about the payment?</strong></p>
<p>One unit is available for $229,950.   Minimum down payment will probably be around $8000.  And, monthly payment might be around $1500, including principle, interest, taxes, insurance, and HOA dues.  I&#8217;d be happy to put you in touch with my mortgage lender for a more exact estimate!</p>

<p>I showed a home in Whiskey Ridge to a buyer one time who said about the view &#8220;It must be called &#8216;Whiskey Ridge&#8217; because you sit out on your deck, looking at the view from this hill, drinking your whiskey.&#8221;</p>
<p>The neighborhood is situated up on the hill, near the Cedarcrest golf course, with a distant view of the Puget Sound and  the Olympic mountains.   The view of the town itself and the country isn&#8217;t so bad either.</p>
